High-value-added residential construction next to the Leisure Port in Palma de Mallorca.
OCN is carrying out the construction of XO Jonquet Residential in one of the most sought-after locations in Palma de Mallorca: right at the Leisure Port, at the meeting point of the old town, the Santa Catalina neighborhood, and the seafront promenade. A unique setting that combines urban heritage with openness to the sea in the Balearic capital.
Developed by XO JAY and designed by CMV Architects, the project comprises 57 one- to three-bedroom apartments across a complex of three buildings. It includes private gardens and ground-floor garages for certain unit types, and creates a new public space with community gardens facing the sea.
We are building XO Jonquet using BIM planning and Lean Construction methods to maintain a continuous workflow, with the precision demanded by a high-end residential development.
We coordinate structure, building systems, and finishes in a single digital model before any work begins on site. This integrated management eliminates interference between trades and shortens the time needed to resolve issues. The program includes high-standard amenities: a spa and wellness suite, a home cinema, a wine cellar, a bicycle area, and a clubhouse with 24-hour reception. The homes take advantage of views over the port of Palma from the penthouses, while
the lower floors open onto the old town and the community gardens.
XO Jonquet incorporates solar panels, a geothermal energy system, and electric vehicle charging points. These energy-efficiency solutions are integrated from the executive project phase and are carried out on site to the same quality-control standards as the rest of the construction process, ensuring the actual performance of the installations and not just their inclusion in the project.
