Construction of a high-value-added residential complex in Palma de Mallorca.
OCN is building XO Parq Residential in Nou Llevant, one of Palma’s fastest-developing neighborhoods in urban terms. The project, designed by CMV Architects and developed by XOJAY, consists of three independent four-story buildings above a shared underground parking area, with a total of 65 homes. The simultaneous execution of the three blocks over a single basement level defines the construction complexity of XO Parq.
OCN manages the sequence of phases — excavation, structure, building envelope, and installations — ensuring coordination between the three buildings with no interference between teams. The underground parking area, which serves the whole complex, requires rigorous waterproofing and containment from the foundation stage onward, particularly given the proximity to the coastline.
We are building a high-end program of amenities, including an infinity pool, spa, private cinema, and golf simulator, coordinating each installation with the project's finishes.
The common areas, which also include a fully equipped gym, are spread across the ground floor and the outdoor spaces. XO Parq is being built in parallel with XO Jonquet Residential, also in Palma, developed by XOJAY and designed by CMV Architects.
XO Parq Residential features an A energy rating, solar power, and electric vehicle charging points — solutions that OCN integrates from the installation phase onward as a standard part of how it builds high-end residential projects.
