Construction of a boutique hotel in the historic center of Gandía, next to the Palau Ducal dels Borja.
OCN is building Hotel Sofía right in the historic center of Gandía, just a few meters from the Palau Ducal dels Borja and the Colegiata de Santa María. Designed by Moratal Palomino Estudio de Arquitectura and Arista Grupo.
The six-story building integrates the new hotel use while recovering elements of the original façade. It will feature 45 boutique-like rooms and a multipurpose event space, with high-end finishes throughout every floor.
The planning applies Lean Construction: linked phases, weekly production follow-up meetings, and strict control of workflows between trades.
The construction of Hotel Sofía presents a specific complexity: carrying out a six-story project within a fully consolidated urban fabric, with limited access, an active residential and commercial environment, and a pre-existing building that shapes the sequence of works. OCN plans the project well in advance to resolve these constraints before work begins, defining access routes for machinery and materials, work shifts, and the logistics of each phase.
On a project set within an urban fabric, eliminating downtime and precisely coordinating structure, building systems, and finishes is essential to keeping to schedule and minimizing impact on the surroundings. Coordination between the installations phase — electrical, plumbing, telecommunications — and the finishes phase is managed with particular rigor, to ensure that routing does not compromise ceiling heights or the finishes planned for each room type.
